1 – Introduction
By engaging DOCWISE Condo Document Review Services (“Services”), you (“the Client”) agree to be bound by these Terms and Conditions (“Agreement”). This Agreement outlines the scope of our Services, your responsibilities, and our mutual rights and obligations.
Please read these terms carefully before using our Services.
2 – Description of Services
Our Services involve the review and summarization of condominium or strata documents submitted by the Client. Using a combination of expert human analysis and advanced technology, we provide:

- Detailed summaries and visual representations (charts, tables, etc.)
- Extracted key information to support your decision-making process
3 – Scope and Limitations
- Our review is based solely on the documents provided by the Client and any archived information available to us.
- No physical inspection or on-site visit is performed.
- The resulting summaries, analyses, and risk assessments are for general informational purposes only. They are not intended to serve as legal, financial, or professional advice.
- The information provided is subject to change and may contain approximations.
- For the purposes of all service plans (Standard, Advanced, Premium, and Master), the term Business Day shall mean a continuous period of 24 hours, excluding weekends and statutory holidays in Canada. It does not refer to standard office hours. The delivery timeline begins only after all required documents have been received.
5 – Client Obligations
- The Client must submit complete, current, and accurate documents in electronic format.
- It is the Client’s responsibility to verify the accuracy and completeness of all submitted materials.
- The Client agrees to pay all fees as described and to cooperate fully during the review process.
- The Service Level Agreement (SLA) delivery period will only begin after all required mandatory documents have been received. The deadline for delivery of the final review report will only begin after all these documents have been delivered and confirmed by our team.
6 – Payment Terms
The service fee must be paid according to the payment options available on our website.
The service will only commence after payment clearance, completion of the additional information form, and submission of all required documents.
Any applicable taxes will be added as required by law.
7 – Intellectual Property
All deliverables (summaries, reports, and related materials) generated as part of our Services are the sole intellectual property of DOCWISE
The Client is granted a limited, non-transferable license to use these deliverables for internal purposes only.
Redistribution or public disclosure of the deliverables is prohibited without our prior written consent.
8 – Confidentiality and Data Usage
- All information provided by the Client is treated as confidential and will only be used to perform the Services.
- We may retain submitted documents and excerpts for internal data analysis, quality improvement, and future service enhancements.
- Your personal and sensitive data will be handled in accordance with applicable privacy laws.
9 – SMS Communications
- By opting in to receive SMS communications, You consent to receive SMS text messages related to your service or inquiries from DOCWISE.
- We do not share or sell your SMS opt-in or your phone number.
- Messaging frequency may vary. Message and data rates may apply.
- You may opt out at any time by replying STOP.

10 – Disclaimers and Limitations
- The Services are performed using due diligence; however, we do not guarantee absolute accuracy or completeness.
- Our analysis does not constitute a substitute for professional legal, financial, or technical advice.
- We do not provide recommendations to purchase or sell any property.
- Our liability for any claims arising out of the use of our Services is strictly limited to the fee paid for those Services.
11 – Indemnification
Client agrees to indemnify, defend, and hold harmless DOCWISE and its representatives from any claims, liabilities, damages, or expenses (including legal fees) arising out of or in connection with:

- The use of the delivered reports and summaries
- Inaccuracies or omissions in the information provided by the Client
- Any reliance on our deliverables beyond their intended informational purpose
12 – Refund Policy
Refunds, if applicable, will be processed only during the initial document collection phase and will be limited to 50% of the fee paid.
Once the review process is complete, no refunds will be provided.
13 – Force Majeure
Neither party shall be held liable for delays or failures to perform any obligation under this Agreement if such delay or failure is due to causes beyond its reasonable control, including but not limited to natural disasters, acts of government, or other unforeseen events.
14 – Termination
Either party may terminate this Agreement upon written notice if the other party materially breaches any term of this Agreement and fails to remedy the breach within five (5) days of receiving notice. Termination does not relieve the Client of the obligation to pay for Services performed prior to termination.
15 – Governing Law and Dispute Resolution
This Agreement shall be governed by and construed in accordance with the laws of Alberta, Canada.
Any disputes arising from or relating to this Agreement shall be subject to the exclusive jurisdiction of the courts in Alberta.
16 – Amendments and Entire Agreement
We reserve the right to update or modify these Terms and Conditions at any time; the most current version will be made available on our website or upon request.
These Terms, together with any work orders or agreements referenced herein, constitute the entire agreement between the parties and supersede all prior communications and understandings.
17 – Miscellaneous
Assignment: Neither party may assign this Agreement without the other party’s prior written consent.
Severability: If any provision of this Agreement is held to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.
Waiver: No waiver of any term or condition of this Agreement shall be effective unless in writing and signed by both parties.
