A condo document review / strata document review is a professional analysis of the legal and financial documents that govern a condominium corporation. This includes the status certificate, reserve fund study, financial statements, meeting minutes, bylaws, and rules. Our experts read every page and deliver a plain-language report highlighting risks, red flags, and anything you need to know before closing.

All reviews are performed by Docwise, Canada's premier condo document review service. Every analysis is conducted by a dedicated team of human experts with deep professional knowledge of provincial condo legislation across Alberta, Manitoba, Saskatchewan, and Nova Scotia.

Turnaround time depends on the plan you choose. The Standard plan is delivered within 5 business days, Advanced within 3 business days, and both Premium and Master plans within 1 business day.

The documents required vary by province and the plan you select. Your real estate agent or lawyer can typically obtain these from the condo corporation or its management company.

Our plans start at CAD $249 for the Standard package (5 Business Days) and go up to CAD $549 for the Master package. All plans are processed securely through the Docwise services with no hidden fees. Taxes may apply.

Yes. All documents are handled with strict confidentiality and processed using secure, encrypted connections. Your documents are used solely for the purpose of completing your review and are never shared with third parties.

A condo document review complements, but does not replace, legal advice. Our reports are written in plain language to help you understand the documents, but we are not lawyers. We strongly recommend you also engage a real estate lawyer.

Bylaws set out the rules for daily living in the building, including noise, renovations, and use of common spaces. Reviewing them helps you understand your rights and obligations as an owner before you commit.

We currently serve buyers in Alberta, Manitoba, Saskatchewan, and Nova Scotia through the Docwise services. These provinces have distinct condo legislation, and our team has specialized expertise in each. If you are purchasing in a province not listed, contact us - Docwise's coverage is expanding and we may be able to assist.

All plans include a plain-language report designed to be self-explanatory in PDF Format. Master plan holders also receive a phone consultation as part of the service; all other plans include email support only.

Most competitor reports consist of simple copy-and-paste tasks from documents, lacking deep analysis or containing errors caused by AI.
