Canada's Most Trusted
Condo Doc Review
Service
Before you close the deal, you need to know exactly what you're buying. We review every page of your condo documents so you can decide with full information.
Our Specialty
We Do One Thing and We Do It Exceptionally Well
Other firms offer document review on the side. Docwise was built around it. That singular focus on condo document review means deeper expertise, sharper findings, and a report that tells you exactly what your decision should be.
Reserve Fund & Financial Deep-Dive
We don't just check the balance - we verify whether replenishment rates, study quality, and board adherence may indicate an elevated risk of a future special assessment.
Province-Specific Bylaw & Legal Expertise
Alberta, Manitoba, Saskatchewan, and Nova Scotia each run under a different Condo Act. We know what's legally enforceable in each province - and which bylaws look binding but aren't.
Cross-Disciplinary: Law, Finance & Engineering
Condo documents span three disciplines. Our reviewers have read hundreds of engineering reports and know the difference between acceptable deferred maintenance and a genuine financial red flag.
A Report Built for Your Decision
We don't just describe what we found - we tell you what it means. Every finding comes with context and a structured analysis, delivered in 1–5 business days.
Who We Are
About Docwise
Behind every Docwise review is a multidisciplinary team trained across real estate law, financial analysis, and building science. We don't assign your file to a generalist - every review is handled by specialists who read condo documents every day and know exactly what separates a healthy corporation from a liability.
One undiscovered special assessment can cost you more than 10 years of professional reviews combined.
One of the most informed decisions a buyer can make before closing.
Warning
The Cost of NOT Getting a Professional Review
A condo document review costs a fraction of what a single hidden problem can cost you after closing. Here is what buyers who skip the review have faced.
Surprise Special Assessment
A $35,000 special assessment for a failing parkade membrane, charged to the new owner 60 days after closing. The engineering report was in the documents. The buyer had no specialist in their corner to read it.
Underfunded Reserve
A reserve fund sitting at 8% of what was needed. Without an independent review, there was no way to see the shortfall coming. Two years later: a $28,000 levy for a roof replacement.
Airbnb Ban Buried in Bylaws
An investor purchased a downtown condo specifically for short-term rental. The bylaws prohibited it outright. The purchase closed. The rental income never did.
Inherited Litigation
An ongoing lawsuit against the general contractor was buried in the meeting minutes - with no specialist reviewing them, it only surfaced after closing. The new owner inherited frozen resale value and mounting legal fees.
The Review Pays for Itself
One identified special assessment, one flagged reserve fund shortfall, one discovered restriction, any of these alone covers the cost of your review many times over.
What We Review
We Look for the Problems Before They Find You
Our reviewers have analyzed every kind of condo document review scenario across Canada. We know exactly where to look and what each finding really means for your purchase.
Deep-Dive Financial Analysis
We review reserve fund adequacy ratios, flag coming capital expenditures, and identify any history of special assessments - past, pending, or probable.
Full Meeting Minutes Review
Up to three years of meeting minutes, read page by page. Disputes, deferred repairs, outstanding work orders - each one carefully documented in your report.
Delivered Before Your Conditions Expire
Rush delivery in as little as 1 business day. We work around your timeline so you never have to waive conditions without the full picture.
Actionable, Plain-Language Report
Not a highlighted dump of documents. A structured report that tells you what each finding means - delivered in plain English so you can act on it.

Get Your Condo Review - From $249 CADWhy Docwise
The Docwise Difference
We're not a generic document review service - we're Canadian specialists in condo document review who work exclusively for you, the buyer.
One Client. One Obligation.
Every Docwise review is conducted with a single priority: the buyer's best interests. We have no stake in whether the deal closes or not - our job is to give you the clearest possible picture so you can decide.
Our Only Revenue Is Your Review Fee
We are not compensated by any third party connected to your transaction. No builder, no property manager, no brokerage. What you pay for the review is the only money that changes hands - which is exactly why you can trust what we write.
Trained Specifically for Condo Documents
Reading condo documents is a discipline of its own. Our reviewers don't do this between other files - they do it every day, across every document type, in every province we serve. That repetition builds the pattern recognition that catches what others miss.
Human Eyes on Every Page. No Exceptions.
Every status certificate, every reserve fund study, every set of meeting minutes is read by a trained specialist - not scanned by software, not summarized by an algorithm. A real person reads your file, cover to cover, every time.

Negotiating the Condition Date: How Long Is Enough?
Negotiating the Condition Date: How Long Is Enough? Five business days. That is the standard condition period many buyers accept without a second thought. Special assessments, ongoing […]

Most Ontario buyers arrive in Alberta with one assumption: condos work the same everywhere. They know what a status certificate is. They understand the process. What they don’t know is that Alberta doesn’t use status certificates at all. That’s just the first surprise. Alberta operates under its own legislation: the Condominium Property Act. The documents […]

A condo document review complements, but does not replace, legal advice. Our reports are written in plain language to help you understand the documents, but we are not lawyers. We strongly recommend you also engage a real estate lawyer.
Bylaws set out the rules for daily living in the building, including noise, renovations, and use of common spaces. Reviewing them helps you understand your rights and obligations as an owner before you commit.
We currently serve buyers in Alberta, Manitoba, Saskatchewan, and Nova Scotia through the Docwise services. These provinces have distinct condo legislation, and our team has specialized expertise in each. If you are purchasing in a province not listed, contact us - Docwise's coverage is expanding and we may be able to assist.
All plans include a plain-language report designed to be self-explanatory in PDF Format. If you have questions after receiving your report, you can reach the Docwise team at support@docwise.ca or by phone at 1-403-450-3586 (If you bought the Master plan). Most competitor reports consist of simple copy-and-paste tasks from documents, lacking deep analysis or containing errors caused by AI. Docwise's main focus is to provide clients with maximum relevant information and insights for purchasing decisions by cross-referencing details that competitors often overlook. In short, do not expect a lazy or unprofessional report from us.
